HMRC Calculator: What It Does and Doesn't Do
The official HMRC stamp duty calculator, verified against gov.uk in April 2026, is a basic tool provided by the government to help buyers calculate SDLT liability for residential property purchases in England and Northern Ireland. The calculator applies the current rate bands: 0% up to £125,000, 2% on the next £125,000, 5% on the portion from £250,001 to £925,000, 10% on the portion from £925,001 to £1.5 million, and 12% above £1.5 million.
What It Does
- Calculates SDLT for residential properties in England and Northern Ireland using the five current rate bands
- Applies first-time buyer relief (0% up to £300,000, 5% on the portion from £300,001 to £500,000, no relief above £500,000)
- Handles the additional property surcharge (5% on top of standard rates since 31 October 2024)
- Shows whether you are replacing your main residence (replacement exception within 36 months)
- Provides the official HMRC figure you can give to your solicitor
- Shows the total amount due
What It Doesn't Do
- No Scotland LBTT calculations (Scotland threshold is £145,000, ADS is 8% from 5 December 2024)
- No Wales LTT calculations (Wales threshold is £225,000 with a separate higher rates band structure)
- No non-UK resident 2% surcharge calculation (you must add this manually)
- No side-by-side comparisons or scenario planning
- No band-by-band breakdown showing how the calculation works

- No Multiple Dwellings Relief (MDR was abolished in June 2024, so this no longer applies anywhere)

Step-by-Step: Using the HMRC Calculator
If you decide to use the official HMRC calculator, here is the workflow. Note that the calculator is a planning tool only, it does not file your SDLT return or make payment.
- 1Go to the HMRC calculator
Visit tax.service.gov.uk/calculate-stamp-duty-land-tax or go to gov.uk/stamp-duty-land-tax and click through to the calculator
- 2Enter the property price
Input the full purchase price of the property, not just the deposit. If you are also paying for goods, services, or taking on a mortgage debt, that counts as chargeable consideration too.
- 3Select your buyer type
First-time buyer, standard buyer, or additional property (second home or buy-to-let). If you are a non-UK resident, you will need to add the 2% surcharge manually because HMRC's calculator does not handle it.
- 4View the result
The calculator shows your total SDLT liability. It does not save, email or break down the figure into bands.
- 5File and pay within 14 days
The calculator does not file your return. You must submit an SDLT return to HMRC within 14 days of the effective date of the transaction (usually the completion date), even if no tax is due. See our SDLT return filing guide for the full workflow.
Watch out: The calculator gives you a number, not a filed return. Late filing penalties start at £100 (up to 3 months late), rising to £200 (more than 3 months late), plus a tax-based penalty if more than 12 months late. Interest is charged on any unpaid tax from day 15.

Frequently Asked Questions About HMRC Calculator Comparison
Is the HMRC stamp duty calculator accurate?
Yes, for standard residential purchases in England and Northern Ireland. It applies the current five SDLT bands (0%, 2%, 5%, 10%, 12%) and handles first-time buyer relief (0% up to £300,000) and the additional property surcharge (+5% on top of standard rates). However, it does not handle Scotland LBTT, Wales LTT, the non-UK resident 2% surcharge, or combined lease premium plus NPV calculations. Both our calculator and the HMRC calculator use the same underlying rates, verified against gov.uk in April 2026, so equivalent scenarios should produce identical figures.
Where is the official stamp duty calculator?
The official HMRC SDLT calculator lives at tax.service.gov.uk/calculate-stamp-duty-land-tax, accessible via the gov.uk/stamp-duty-land-tax overview page. It is embedded directly on the government website, requires no registration, and is free to use. Scotland has its own calculator on revenue.scot (LBTT), and Wales has one on gov.wales (LTT). Each jurisdiction has different thresholds: England and Northern Ireland £125,000, Scotland £145,000, Wales £225,000.
Does HMRC have a calculator for Scotland or Wales?
No. HMRC only administers SDLT in England and Northern Ireland. Scotland has Land and Buildings Transaction Tax (LBTT), administered by Revenue Scotland since 1 April 2015. Wales has Land Transaction Tax (LTT), administered by the Welsh Revenue Authority since 1 April 2018. Each has its own calculator, rates, deadlines and surcharges. For example, Scotland charges an 8% Additional Dwelling Supplement on second homes (from 5 December 2024), and Wales has a separate progressive higher-rates band structure rather than a flat surcharge.
Can I trust online stamp duty calculators?
Reputable online SDLT calculators that use the official rates are trustworthy. Our calculator uses the exact same rates as HMRC and is updated whenever rates change, including the April 2025 threshold reversal and the December 2024 Scotland ADS increase to 8%. To verify any calculator, cross-check a few test scenarios against the official HMRC tool. Be wary of calculators that ask for personal information beyond the property price and buyer type. Our calculator requires no registration and never stores your data.
What information do I need for the calculator?
At minimum, the full purchase price (not just deposit or mortgage) and your buyer type (first-time buyer, standard, additional property, or company). For accurate results, also know whether you are a UK resident (to apply the 2% non-resident surcharge if applicable) and which part of the UK the property is in. Shared ownership purchases need the total market value plus the first-tranche share. Leasehold purchases may need the net present value of rent if it exceeds £125,000.
Does the HMRC calculator file my SDLT return?
No. The calculator is a planning tool. Your SDLT return is filed separately via HMRC Stamp Taxes Online (for solicitors and conveyancers) or on a paper SDLT1 form (for unrepresented buyers). The return is due within 14 days of the effective date of the transaction. Once HMRC accepts your return, you get an SDLT5 certificate with an 11-character UTRN (nine digits followed by two letters, such as 123456789MC). You then send the SDLT5 to HM Land Registry to register the new title.
