Emma Richardson is a RICS-qualified Chartered Surveyor with over 12 years of experience in UK property taxation. She founded Stamp Duty Calculator to help buyers understand the complex world of property transaction taxes.
With a background in residential and commercial property valuation, Emma has advised clients on property transactions worth over £500 million. She noticed that many buyers were confused by stamp duty calculations, especially with the different systems across England, Scotland, and Wales.
"Property tax shouldn't be a mystery," says Emma. "I created this calculator so everyone can understand exactly what they'll pay - whether you're buying your first flat or your tenth investment property."

We built Stamp Duty Calculator to give everyone free access to accurate, instant stamp duty calculations. Whether you're a first-time buyer, purchasing a second home, or investing in buy-to-let property, our tools help you understand your tax obligations.
Our calculators cover all UK regions - England, Scotland (LBTT), Wales (LTT), and Northern Ireland - with rates updated for January 2026 including all changes from April 2025.
How We Keep the Core Free
The core calculators, guides and comparison tables on this site will always stay free. That has not changed. What has changed is how we keep the lights on behind the scenes.
Running the site has real costs. Servers and infrastructure, keeping rates and guidance current across England, Scotland, Wales and Northern Ireland, and paying the writers and specialists who research our content all add up. To sustain that work we have introduced two things.
First, an optional paid plan for people who want advanced tools, saved calculations and planning features beyond the free tier. Everything on the free tier stays free.
Second, we have started showing a small number of ads. We have been deliberate about placement so they do not get in the way of the calculators or the reading experience. No interstitials, no autoplay video, no covering the result. If you spot an ad that feels intrusive, please tell us on the contact page and we will review it.
The goal is simple. Keep the free tier genuinely useful, pay the people who make the content accurate, and keep the site here for the long run.
