Our Mission

Buying a home is one of the biggest financial decisions you'll make. Understanding how much stamp duty you'll pay shouldn't be complicated or require expensive advice.

We built Stamp Duty Calculator to give everyone free access to accurate, instant stamp duty calculations. Whether you're a first-time buyer, purchasing a second home, or investing in buy-to-let property, our tools help you understand your tax obligations.

Our calculators cover all UK regions - England, Scotland (LBTT), Wales (LTT), and Northern Ireland - with rates updated for January 2026 including all changes from April 2025.

How We Keep Our Calculations Accurate

Stamp duty in the UK is not one tax but three. England and Northern Ireland use Stamp Duty Land Tax, Scotland uses Land and Buildings Transaction Tax, and Wales uses Land Transaction Tax. Each has its own bands, thresholds and surcharges, and each changes on its own timetable. Getting a calculation right means tracking all three and the reliefs that sit on top of them.

Every rate and threshold we publish is taken from the primary source. For England and Northern Ireland that means HMRC, for Scotland it means Revenue Scotland, and for Wales it means the Welsh Revenue Authority. When a Budget, a rate change or a new relief is announced, we update the affected calculators and guides and note the date the change takes effect, so you can see whether a figure applies to your completion date.

Our tools account for the situations that trip buyers up most often: first-time buyer relief and where it tapers out, the higher rates for additional properties, purchases made through a limited company, non-resident surcharges, multiple dwellings and mixed-use property. Where a situation is genuinely complex, such as linked transactions or partial reliefs, we tell you plainly that professional advice is worth taking rather than relying on an estimate.
