About Calculate My Stamp Duty UK

Calculate My Stamp Duty UK publishes free stamp duty calculators and plain-English guides for people buying property in the UK. It has been publishing since 2025. The calculators and rate tables are built and maintained in-house.

UK stamp duty is three separate taxes. England and Northern Ireland use Stamp Duty Land Tax (SDLT), collected by HMRC. Scotland uses Land and Buildings Transaction Tax (LBTT), collected by Revenue Scotland. Wales uses Land Transaction Tax (LTT), collected by the Welsh Revenue Authority. The site keeps the three apart, because the tax that applies depends on where the property is, not where the buyer lives.

Every rate and threshold is taken from the primary source for each system. When a Budget, a rate change or a new relief is announced, the affected calculators and guides are updated and the date the change takes effect is shown. The tax content is reviewed by Julie White, an Associate Chartered Accountant who has specialised in stamp duty since 1999.

Every calculator is free, with no sign-up. Calculations run in the browser and property details are not stored.
