What the workbook does
Most property budget spreadsheets you find online are either too generic (no tax calculations) or hardcoded to a single buyer type. This one has embedded formulas that handle every UK tax regime automatically. Change the nation, the FTB flag, or the surcharge flag and the tax numbers recalculate instantly. It is the same logic we use in our online calculator.
What's on sheet 1: Budget
The main sheet has five sections, each colour-coded. Yellow cells are editable inputs; green cells are calculated automatically.
Inputs
Property price, deposit percentage, FTB flag, additional-property flag, nation selector
Stamp duty (calculated)
Base SDLT/LBTT/LTT using the correct formula for your nation, plus separate surcharge line
Fees & costs
Ten editable lines: conveyancing, mortgage arrangement, valuation, survey, searches, Land Registry, CHAPS, removals, insurance, contingency
Totals
Deposit cash needed, mortgage amount, total fees, cash needed at completion, total property cost
Mortgage estimator
Rate, term, monthly repayment using the standard annuity formula, total interest over term

Sheet 2: Rates Reference
A read-only reference sheet with every current rate band across all four nations, plus the additional property surcharge rates and the first-time buyer relief structures. Use it to sanity-check the main sheet or as a standalone reference.
